Welcome to the new Rumsey Holiday Homes selection of privately
owned self-catering houses, flats and bungalows. For over
70 years now, the name of Rumsey's has been associated with
quality accommodation in Poole and the surrounding areas.
The business has always sought to provide owners and holldaymakers
with the very best in self-catering accommodation. A Self-catering
holiday represents excellent value for families compared
with other kinds of holiday accommodation. Coupled with
this is the freedom to do what you please with no timetables
or regimentation to hamper your enjoyment and relaxation.
Our reputation is built on this and the ability to provide
personal and on the spot service which has contributed to
the high percentage of repeat bookings and recommendations
we receive each year. This brochure contains a wide variety
of accommodation and we hope that you find in it just the
right property for your holiday.
Comfortable Accommodation
in Good Locations
It would not be difficult to increase the number of properties
In our brochure if we accepted all we were offered without
discrimination. However, we continue to pursue a policy
of selectivity with the result that almost all are In prime
holiday locations. Indeed, we are in the fortunate position
of being able to include quite a few which front directly
onto the superb Sandbanks beaches. In the odd one or two
cases where the accommodation is of a lesser standard than
the average, this is reflected in the description, but the
property has been included on account of its special location
and proven demand. On the other hand much of the accommodation
is among the best to be found in the self-catering industry.
Descriptions
Requirements, expectations and opinions do vary from one
holiday family to another, so we have purposefully tried
to keep the descriptions as factual as possible. We are
always happy to do our best to amplify brochure descriptions
over the telephone when requested but cannot accept responsibility
for any resulting disappointment or misinterpretation of
information offered. As a rough guide to our descriptions
of furnishings, where they contain no reference to standard,
or are described as just "comfortable", we regard
them as representing a generally acceptable degree of comfort,
but not luxurious. A higher standard would be described
as 'well', 'very well' or 'tastefully' furnished, or similar.
A minimum standard would be indicated by the word 'basic',
but all the accommodation offered has proved generally acceptable
to families who have used it.

Tourist Board Classification
and Grading
Owners of some of the properties in this brochure have joined
the ''Visit Britain" inspection and grading scheme
and this is symbolised in the descriptions. The number of
stars (to a maximum of 5) signifies a combined assessment
of facilities and quality as per the Quality Standards Criteria.
Sleeping Capacities, Cots,
Nursery Equipment
Above each description we state the number of bedrooms and
maximum number of persons they accommodate in the beds provided.
A 'plus' sign after the number of persons indicates additional
sleeping facilities such as cot bed-settee or the like which
will be mentioned in the description. If a cot or high chair
is not provided it is usually possible to hire one locally.
Pets
A certain number of properties may accept pets by arrangement.
These are mentioned within the brochure details. (See section
10 of the Booking Conditions.) "No Pets" does
not necessarily mean the accommodation is pet free, as some
owners may have their own pets, that accompany them when
they stay at the property.
Beds, Bedding and Linen
Unless otherwise stated in the Description, you need to
provide your own linen and towels and this applies whether
there are blankets or duvets. When duvets are provided this
is stated in the description, otherwise blankets are provided.
Unless specified, beds are 4'6" or 3' for D or S and
bunks 2'6" unless "Adult".
Telephone & Broadband Services
These vary from unit to unit and are detailed in each description.
All Broadband connections and services are subject to tenant's
own equipment. Note that extra
equipment (i.e. internet and fax) cannot be installed/used
at PPP properties.
Refundable Security Bond
This is charged per week and is shown under RSB in the property
description. We account to you for it, usually 3 to 4 weeks
after your holiday. (See 8 of Booking Conditions).
Change-Over Days
These are Saturdays unless otherwise stated within the description.
You may take up occupation from 3 pm and must vacate not
later than l0:00am on the day of departure.
Collection of Keys
Details about collection will be found in the letter acknowledging
payment of the balance of the holiday price. One set is
provided by us. A second may be found in some properties.
Our office whereabouts is indicated on the map and this
is the collection and return point for keys of local properties.
Please note: Arrivals outside normal hours may incur a charge
of £15.00.
Cleaning
Holidaymakers are requested to leave the property clean
and tidy, as per the hire contract, there being insufficient
time on change-over days for owners or representatives to
provide more than a superficial check and a limited amount
of cleaning. In this matter we must rely largely on the
goodwill of holidaymakers, whose co-operation is always
much appreciated, and we are pleased to say, generally forthcoming.
Should it be found that the accommodation is not left as
required, a charge will be made against your refundable
security bond.
Priority Booking Service
ALL VISITORS will be sent a provisional
booking for the same period in the following year (subject
to the property being listed and not scheduled for owner
use). These will be sent out in mid-November (as has always
been the case) and completed booking forms and initial payments
received by the specified date. In
the event you have not received your "priority offer"
by 30th November please contact us immediately.
Occupation Charges and Seasons
- 2010
The Occupation Charge includes gas and electricity unless
otherwise stated in the property description. Any extra
services provided will be mentioned in the description.
Weekly Occupation Charges are shown under each property
for Low, Mid and High Season respectively.

Prices on request for Christmas and New Year. For Friday
Bookings, the above dates are brought forward one day.
Short Breaks
These are not generally available. However, where a Short
Break can be offered, the following rules apply:
- A flat rate of 70% for up to 4 nights.
- Short Breaks CANNOT be booked more than 4 weeks before
the holiday date.
- No 'Priority entitlement' in subsequent years.
- Payment by card or cash on booking (i.e. provisonals
are not held for 7 days).
- Short Breaks are not generally available in High or
Low Seasons.

Sandbanks Beach Front Properties
Please note - periodic changes in sand level and beach defence
works by the authorities can affect access to the beach
from some properties. |
